A sale involves many aspects. Together we consider which documents are needed and which agreements provide you with certainty.

Why do I go to the notaire for this?

The notaire examines the legal situation and helps clearly establish the sales agreements. Contact us before publicity or acceptance of an offer so that the required information is available in time.

How do I sell my home?

How does this proceed and how long does it take?

Preparation depends on missing certificates and any problems with the property. Between the preliminary agreement and deed there is generally a schedule of maximum four months; the conditions of the agreement can influence the starting point.

Which documents should I provide to the notaire?

Prepare what you already have. You do not need to wait until your folder is complete to make an appointment.

Is a document missing or do you not know where to find it? Check the help for each document. We will discuss what the office can obtain for you and what you still need to provide yourself.

Is a passage still unclear? Feel free to ask for an explanation with an example from your own situation. Only sign when you understand what you are agreeing to.

What else must I arrange afterwards?

Hand over keys, meter readings, certificates and the post-intervention dossier. Coordinate the termination or transfer of insurances and contracts with the agreed transfer date.

First understand your situation

Perhaps you want to move to a smaller home. Perhaps you are selling together with other heirs, or a shared property needs a new purpose. That reason partly determines which timing, agreements and points of attention are important for you.

So first tell us what you want to achieve and what you want to avoid. Do you need to be able to live elsewhere already? Are there several owners who must decide together? Are there tenants, a loan or missing documents? With that overview, we can discuss whether and how NotaHome fits your sale.

For example: selling after an inheritance

You and your brother have inherited an apartment. You want to sell, but do not yet know who will contact candidates or which documents are needed. In the first meeting, we map out the ownership, your joint intentions, and the practical approach. Afterwards you can assess the assignment.

What do we agree on in advance?

A good start makes clear what you can expect from us. We record the concrete sales assignment, the included services and the fee in writing. Any external costs also belong in that initial meeting.

Also ask how communication proceeds, which decisions you must confirm yourself, and what happens if your plans change. A fixed fee states how much the agreed services cost. It is not a promise of a certain sale price or sale period.

With pricing, we discuss your expectations and the approach for your property. Which asking price will be published and how you handle responses or offers must be clear to you.

Presenting your property well

A candidate must be able to understand what you offer. That is why the guidance includes professional presentation with photographs, 2D and 3D floor plans, a 360° virtual tour and a real estate sign from the notaire's office, according to the agreed assignment.

The intention is that people can form a clear image before a visit. A plan helps understand the layout. Photos show the rooms and a tour helps see the coherence. Information about the legal status and available certificates is equally part of this.

We discuss with you how visits take place practically: which times suit, how the property is accessible and how consideration is given to those who still live there.

Organising publicity and visits

We start from your life, your property and what you want to achieve with the sale.

Why do you want to sell, what timing suits and what do you want to avoid? We listen, look at who is involved and discuss occupation, rental or existing agreements. You bring what you already have; you do not have to fully assemble your file first.

From that first meeting, sales support and notarial expertise look at your situation together. We clearly agree on the assignment, fees and external costs in advance. You know who your contact person is and what the next step will be.

02. A file that we build for you.

We gather documents and investigate what is important for the sale.

We request deeds of ownership, soil certificate, town planning information and mortgage statements and follow up on missing documents. For asbestos, EPC and electricity, we can arrange the appointments with the competent expert or inspection body. For an apartment, we read the basic deed and contact the syndicus.

The searches form the basis of the sale preparation. We explain which points of attention emerge from the documents and what needs to be clarified first. You provide available information and give permission or access to the property where necessary.

We align asking price, presentation and sales approach with you.

Together we discuss the asking price and the approach. We organise the agreed photos, plans and publicity, paying attention to the strengths of your property and to the people still living there.

04. Visits and questions: we follow up.

Candidates receive guidance. You retain overview without having to arrange every contact yourself.

We schedule and guide the agreed visits, follow up responses and gather questions. With residents or tenants, we coordinate how the visits can proceed practically. We keep you informed about the interest and discuss when adjustment is useful.

Questions about the property and questions about the documents come together at one contact point. Where clarification is needed, we call in the notarial expertise and request additional information. You do not need to mediate yourself between candidates, documents and various contacts.

05. Understanding an offer before you decide.

We review the proposal as a whole: price, conditions, timing and practical arrangements.

When there is an offer, we discuss not only the amount. The proposed conditions, financing, availability of the property and other agreements also deserve attention. Submit the offer to us before you accept or sign it.

06. Clear agreements on paper.

We combine the reached agreements and the sales file into the contract.

The notary's office prepares the sales agreement and coordinates with the involved parties and notaries. We check which documents or clarifications are still missing and discuss the text with you before signing.

The knowledge built from the start about your property is carried into the legal processing. This way, the sales agreements correspond with the file. The civil-law notary remains independent and impartial; the buyer retains free choice of their own civil-law notary.

07. To the deed and the handover of keys.

We follow up further preparation and coordinate the practical completion.

We continue to follow up the necessary searches and contacts. Where needed, we contact the bank for settlements and required agreements regarding ongoing loans. We coordinate preparation of the deed with the involved civil-law notaries and explain what you need to know and arrange.

The agreed availability of the property and the key handover also receive attention. We review practical arrangements, such as meter readings and transfer of utilities. You know what the office will undertake and which actions are still needed from you.

Prepare certificates on time

An asbestos certificate starts from an inventory made by a certified asbestos expert. It provides information about detected asbestos materials, their condition and safe management or removal. As owner, you can give a mandat de protection extrajudiciaire to have the application arranged. NotaHome can coordinate this.
