Which documents should I provide?

Purchase deed or other ownership deed of your property

Search in your deed folder, Izimi or Mijn akten. Cannot find the deed? Provide the address, estimated date and possibly the previous notarial office; we will see how to request a copy.

Check in the sales dossier for your house documents. For a purchase, request these documents from the seller or estate agent. For a sale, we agree which certificates are missing and who requests them.

A sale involves many aspects. Together we consider which documents are needed and which agreements provide you with certainty.

Why do I go to the notaire for this?

The notaire examines the legal situation and helps clearly establish the sales agreements. Contact us before publicity or acceptance of an offer so that the required information is available in time.

How do I sell my home?
  1. Discuss the sales method, price expectation and support.

  2. Collect the required certificates and have bids assessed.

  3. After the preliminary agreement follow the remaining investigations, settlement and deed.

How does this proceed and how long does it take?

Preparation depends on missing certificates and any problems with the property. Between the preliminary agreement and deed there is generally a schedule of maximum four months; the conditions of the agreement can influence the starting point.

What should I pay attention to before I sign?

Check what you are selling, which defects have been reported, when you must move out and what amount remains after repayment of the loan and costs.

Is a passage still unclear? Feel free to ask for an explanation with an example from your own situation. Only sign when you understand what you are agreeing to.

What else must I arrange afterwards?

Hand over keys, meter readings, certificates and the post-intervention dossier. Coordinate the termination or transfer of insurances and contracts with the agreed transfer date.
