Clear rental agreements provide support to tenant and landlord. We help you understand which rights and obligations are included in your contract.

Why do I go to the notaire for this?

A standard residential lease usually does not require a notarial deed. The notaire can review the contract and explain which rental regime applies, especially in case of special or long-term arrangements.

How do I make clear rental agreements?
  1. Determine the usage: main residence, student room, commercial use or something else.

  2. Record rent amount, expenses, duration, deposit and repairs.

  3. Sign with the required attachments and arrange an inventory and registration.

How does this proceed and how long does it take?

For residential leases the landlord must register the lease contract within two months. Notice periods differ depending on the rental regime and the contract.

What does the notaire do and investigate?
  • Which rental regime and which region apply?
  • Are duration, deposit, costs and termination compliant with mandatory rules?
  • Is the usage clearly described?
  • Are annexes and registration properly arranged?

We agree on which searches the office will conduct and which information you, your bank or another expert will provide.

What should I pay attention to before I sign?

Check which charges are included, who is responsible for which repairs, the deposit and the termination rules. Do not simply use an occupancy agreement as a replacement for a lease.

Is a passage still unclear? Feel free to ask for an explanation with an example from your own situation. Only sign when you understand what you are agreeing to.

What else must I arrange afterwards?

Keep contract, registration proof and inventory report. Record meter readings.

Follow up repairs in writing and check conditions before indexation or termination.
