The asking price is just the beginning

The explanation of 26 August 2026 about residential mortgages raises a useful question: what purchase budget fits your actual situation? Banks look not only at your income but also at your expenses and own resources. One salary amount therefore does not tell the whole story.

Start with an overview of what comes in and goes out monthly. Next to that, list your savings, planned purchase costs and possible renovations. Also take into account expenses that do not recur every month. This overview helps to make a conversation with the bank concrete.

An offer deserves as much attention as the property

An accepted offer can already create legal obligations. Waiting until the notarial deed to examine your financing is therefore not good preparation. Exactly which obligation arises depends on the content of the offer and the agreements between the parties.

If you need a loan, a suspensive condition of credit acquisition can be discussed. This makes the purchase dependent on obtaining financing as described in the agreement. That protection is not automatically included in every document and must be agreed with the seller.

The wording makes the difference

Have it examined which credit is meant, how much time is available and what you must do if the financing fails. Also the way you must report a refusal deserves attention. The specific text determines which steps and proofs are needed.

Example: you expect a bank response after a few weeks, while the draft of your offer mentions a shorter term. Resolve that difference before signing. Keep your credit applications and the answers from banks carefully so that the process remains clear later.
