The coastal barometer of 10 September 2026 shows 8.1% more transactions in the first six months of the year compared to the same period in 2025. The median price of a coastal apartment was €272,000, 6.7% higher than in 2025. These market data do not yet indicate whether the asking price of the apartment you visited is appropriate. Location, condition, floor and the building itself deserve separate assessment.

Suppose you visit two apartments with the same asking price. One building has just installed a new lift; in the other, a major renovation is being discussed. Your monthly budget can look very different. Therefore, also inquire about what is happening outside your front door.

You buy a part of the entire building

An apartment generally includes a private part and shares in common parts. Think of the entrance hall, the lift and the roof. The deed of division describes the layout and the shares. The co-ownership regulations contain, among other things, agreements about rights, duties and the division of costs.

These documents also help answer questions about the use of the apartment. Do you want to renovate, run a business activity or use a space differently? Bring your concrete plan. An advertisement or verbal reassurance is not sufficient to know all agreements in the building.

Three documents to add to your reading list

Request recent general meeting reports, available financial information and documents about decided or discussed works. Together, they tell you more than just a single amount for the monthly charges. Have unclear items explained: are they ordinary costs, a reserve or an additional contribution?

Make two columns for yourself: what is known today, and what decisions or amounts are not yet available? This way you see which uncertainties you want to discuss before your purchase. An estimate is different from an approved quote.
